Currently, Nicolosi & Fitch's portfolio of commercial space is "mixed use," which means it can be leased as any combination of retail, office and industrial space.

For instance, most of our properties are zoned C-2 which allows for some "light industrial" use. The largest property we manage is C-3 which is heavier industrial use, and also includes some office and retail space.

 

Not only must we keep current on zoning laws and uses, but we must also be certain before you move in that your specific business or service is allowed under the codes and that you understand and agree to use your space for only the use stated on your lease.

 

For instance, a business owner can ask for office/warehouse space which, according to the laws, is a permitted use. But if the prospective tenant is also going to drop ship items from his warehouse, that may be a use that is not permitted.
