About Nicolosi & Fitch

Nicolosi & Fitch, Inc.  (NFI) was founded in 2005 by Nancy J. Nicolosi and Kimberly K. Fitch.  They had formerly been President and Vice President of SPM, Inc.  Ms. Fitch is currently the sole owner of NFI as of February 2015.  NFI manages a portfolio in Arizona of approximately 3,000 multifamily units in Tucson, Oro Valley, Casa Grande and Sierra Vista, Arizona.


The real estate experience of Ms. Fitch includes all aspects of multifamily property management.  She has had oversight of more than 27,000 apartments over the past 30 years, with a proven track record of managing conventional and student properties as well as HUD insured and Low Income Housing Tax Credits (LIHTC) and HOME funded communities.


Although NFI’s current management is focused primarily in southern Arizona, NFI (and SPM) have also management properties in Phoenix, Las Vegas and Albuquerque, New Mexico.

Kimberly K. Fitch, CPM, Owner/President
 
Kim was raised in Ohio and moved to Tucson in 1981 after graduating with a Bachelor of Science degree in English education. She has worked in both commercial and residential property management in Arizona, New Mexico, Nevada and the Washington, DC metropolitan area (including Northern Virginia and Maryland). She is a Certified Property Manager (CPM) through the Institute of Real Estate Management (IREM) and the designated broker for Nicolosi & Fitch.

Kim has been very active in the apartment industry having served as the 2014 Chairman of the Board for the Arizona Multihousing Association (AMA) and chaired numerous committees for the AMA including Phoenix and Tucson Trade Shows, Tributes, Tucson Government Affairs and Membership Committee. She was the President of IREM Chapter 73 in 1997 and 2003. Kim graduated from the National Apartment Association’s (NAA) Lyceum Leadership Program and started the Arizona Lyceum Leadership program.

​​Jodi Jackson, Finance Director
 
Jodi Jackson has held the position of Finance Director at Nicolosi & Fitch, Inc since 2010 and, as such, is responsible for the accounting operations of the company. Jodi hales from upstate New York but has lived in Tucson since 1994. She has an Accounting Degree in addition to a Master’s Degree in Criminal Justice with 25 plus years’ experience in accounting. She has worked in the residential property management industry since 2007.







Lori Chase, Regional Director
 
Lori Chase joined the NFI family in 2010 as an onsite manager. She comes with proven leadership skills in the multihousing industry with over 19 years’ experience. After a brief time in Dallas working with RealPage, Lori returned to Nicolosi & Fitch in 2012 and was promoted to Regional Director in February of 2015. Lori’s experience includes: Property Manager, Corporate Trainer, Regional Director, Software Migration and Support, Software Consulting, Budget Preparation and Fair Housing. Lori achieved her Accredited Residential Manager (ARM) designation through the Institute of Real Estate Management (IREM) in 2003 and Certified Apartment Manager (CAM) designation through the National Apartment Association (NAA) in 2014.




Sonia Valenzuela, Area Manager- Specialty Property Division
 
In 2011, Sonia joined Nicolosi & Fitch, Inc. as a Property Manager of the Specialty Property Division. She has recently been promoted to Area Manager for this fast-growing Division and currently oversees a total of 24 specially funded properties mainly for persons with a mental health or SA diagnosis. Sonia has more than 5 years’ experience in the Property Management field, including experience with Low Income Tax Credit Housing and other state-funded housing programs. With an additional 8 plus years of experience working in the housing department for persons receiving behavioral and mental health care here in Tucson, she has the patience and compassion to assist in need families in the greater Tucson.

Her current responsibilities include overseeing daily operations for 6-8 employees, including Property Managers and Maintenance personnel, to ensure that all properties are operating in compliance, within budget, and that each team member is being developed to exceed full performance potential. With over 10 years in the Property Management and Behavioral Health industry, Sonia’s reputation as an Area Manager expert is well deserved. She has the knowledge, experience, and leadership skills that translate into successful property operations.




Maggie De La Rosa, Area Manager
 
Maggie originally joined Nicolosi & Fitch in 2000 and worked with NFI through 2005. She returned in 2015 and is currently an Area Manager. Maggie has over 20 years’ experience in the Apartment Property Management field. Her current responsibilities include overseeing daily operations, hiring, supervising, motivating, and training. Maggie assists in the annual budget preparation, marketing, and evaluates property performances.

In 2001 and 2006, Maggie received the Community Director of the Year Award and in 2001 the Property of the Year Award.

Maggie holds an Arizona Sales Real Estate License and the Accredited Residential Manager (ARM®) designation through the Institute of Real Estate Management (IREM). Maggie is a candidate for the 2017 Arizona Multihousing Association Lyceum Class.
